CM1 – Construction Management Contract
CM-2006 is a standard form contract for construction management. The principal engages a construction Manager to act as their agent to monitor and control the project through construction programs and budgeted costs plans. TC2-2005 Trade Contract can be used for all trade contractors connected with the project.

TC/CM1
TC2-2005 Trade Contract is the companion contract for Construction Management Contract CM-2006. It sets out the terms and conditions upon which the construction Manager engages trade contractors on behalf of a principal.

Cost Plus Contract – Residential
Head contract for work undertaken on a residential cost plus fixed fee or percentage margin basis. Architect administration allowed through special condition.

STC- Standard Trade Contract (pad of 5 duplicate contracts)
Compatible with most MBA head contracts, this trade contract is for use between the builder and his trade contractor. Presented in a simple to use, easy to follow format. Can also be used for residential work, head contractor to trade contractor.

PM2 – Project Management Contract
A step beyond Construction Management, involving such duties as design approval, having plans made, dealing with architects and arranging finance. Covers the role from concept to completion.

Decon 2 – Design & Construct Contract-lump sum
Decon 2 is a Design and Construct contract which is used when the contractor provides all services necessary to complete a building project. The principal engages the contractor to undertake the responsibility for adopting a design that follows the principal's project requirements and obtaining all licenses, permits, consents, determinations and approvals necessary to complete the project within the specified time. Decon 2 establishes the legal rights and obligations of each party and their powers and duties under the contract. Special conditions tailored to State and Territory domestic building legislation are necessary for Decon 2 to be suitable for use in domestic building work.

Decon 2 – Subcontract
Decon 2 -Subcontract is the companion subcontract for Decon 2. It is the contract to use where a contractor engages a subcontractor to complete part of the building project. Decon 2-Subcontract sets out the terms and conditions upon which the subcontractors are engaged by the subcontractor.

Small three page contract designed for simple works where deposit and no more that two payments are required. Recommended for residential building work not requiring home warranty insurance (ie. jobs under $12,000).
